Usually yes — probably the best choice. Waterproof (bathroom overflows, spilled beer), scratch-resistant (moving-in furniture, pets), and easy to replace in sections if a tenant destroys a small area. Photographs well on a rental listing. And it survives the abuse a student rental takes over a 4-year cycle.
Over tile: usually yes, if the tile is flat and stable. We'll check for uneven grout and cracks. Over hardwood: usually yes. Over concrete slab: absolutely — LVP was built for that. Over carpet: no, carpet has to come up first. LVP needs a flat, stable surface, and carpet is neither.
Bedrooms and low-traffic areas: 12-mil minimum. Hallways, kitchens, homes with kids or pets: 20-mil. Rentals and commercial: 20-mil minimum. Anything below 12-mil we don't install — the wear shows too fast to justify the savings. This isn't upsell; it's what we've seen fail on other people's installs.
Good LVP with proper underlayment feels substantial. Cheap LVP definitely feels hollow and plasticky. The only real way to know is walk on it — come by the showroom and try different tiers for 30 seconds each. The hand feel is usually what decides it.
